What you pay One Place for is the index: over a thousand source portals in 27 countries merged into single listings and searchable by what the photos show. That data can't be rebuilt in a prompt, and many portals' terms and bot protection make scraping them a bad plan. You can build the slice around your own hunt: read the saved-search alert emails portals already send you, have an LLM rank the new homes against your brief, and keep boards and notes. It covers only the portals you set alerts on.
Before you buildOne Place's Free plan already does unlimited search, saved searches with email alerts and five boards. Use that first, and build only if you need your own ranking.
Build me a personal home-hunt tracker for one market, covering the slice of One Place that I can
collect myself. Requirements:
- Node.js 22 + TypeScript: a Fastify server with server-rendered pages (Eta) and Leaflet maps.
`npm start` serves http://localhost:4895.
- Inputs, no scraping: read the saved-search alert emails that the portals send me, from an IMAP
mailbox (`imapflow`, IMAP_HOST, IMAP_USER, IMAP_PASSWORD in .env), only from sender domains listed
in PORTALS in .env. Parse them with `mailparser`, then have an OpenAI-compatible LLM (`openai` SDK,
OPENAI_BASE_URL and MODEL in .env) extract every listing as JSON {url, title, price, currency,
size_m2, rooms, address}. Also an Add by URL form where I paste the details myself.
- Storage: better-sqlite3 in ./data/homes.db: listings (unique canonical URL), listing_urls (the same
home on several portals), price_history, boards, board_items (column: Interested, Viewing, Offer,
Rejected), notes and a single brief (free text plus must-haves).
- Merge duplicates: treat two listings as one home when address matches after normalisation, size is
within 3% and price within 5%; keep every source URL on the merged record.
- Ranking: score each new home 0-100 against the brief with a one-line reason, using a cap
MAX_LLM_CALLS_PER_DAY in .env. Recompute only when the brief or the listing changes.
- Geocode addresses with Nominatim at one request per second, cached, and show homes on a map.
- Pages: feed sorted by score, a board view with drag between columns and notes, and a price
history chart per listing. Show prices in a currency of my choice using the ECB daily rates XML.
- Email me a daily digest of new homes scoring at least 70 (nodemailer, SMTP in .env).
- Single user, one password in .env. No accounts, no telemetry, local-first.
- Out of scope: crawling portal websites, photo search, other users, an agent that browses.
- README: how to create a saved search with email alerts on each portal, a warning that portals'
terms often forbid automated scraping which is why this reads your alerts, and that coverage
is only what the alerts contain.Opens your agent with the prompt filled in, you press enter. Or copy it and paste it into an empty folder.
The first prompt builds the core. Run these one at a time in the same folder to grow it into your own One Place.
Add a viewing checklist to the home tracker in this folder. Requirements: - A reusable checklist template (damp, noise, light, storage, water pressure, mobile signal, heating) that can be edited in settings. - Each board item can hold one filled checklist per viewing with a date, scores 1-5 and a free-text note, and photos uploaded into ./data/uploads/. - The board card shows the average score and the date of the last viewing. - Update the README.
Add commute times to the home tracker in this folder. Requirements: - Store up to three destinations (name, address) in settings. - For each geocoded home, call a routing API chosen in .env (OpenRouteService or OSRM public demo) once per destination for walking, cycling and driving, and cache the result for 30 days. - Show the times on the card, allow filtering by a maximum, and add commute to the ranking prompt. - Update the README, including the usage limits of the routing service you pick.
Add read-only sharing to the home tracker in this folder. Requirements: - A share link per board with a random 32-character token, revocable in settings. - The public page shows the homes, links, scores and notes marked shareable, and no email content or digests. - Visitors can add a thumbs up or down per home, stored with a first name they type. - Update the README.
Anyone looking in several countries or portals otherwise has to repeat the same search on each site and spot the same home listed three times. The Free plan already covers search and alerts, so Pro is bought by people who want the daily agent or who run client pipelines.
Estimate · Free on your own machine with a local model; a hosted small model for a few hundred emails a month costs a few dollars. The build is token usage on your agent plan.

Not really. Anyone looking in several countries or portals otherwise has to repeat the same search on each site and spot the same home listed three times. The Free plan already covers search and alerts, so Pro is bought by people who want the daily agent or who run client pipelines. The prompt on this page builds the closest honest substitute.
About $43.78 a month on the Pro plan, $525.36 a year (checked 2026-10-19).
